Your Role
Based in Brampton and reporting to the Regional Director, Property Management, you will manage approximately 3.5 million square feet across 11 industrial properties spanning the GTA from West to Burlington. This is an independent portfolio-leadership role, supported by shared property administration and operations resources.

You will be accountable for day-to-day operations, tenant experience, financial performance, vendor delivery, and the portfolio's long-term condition. Early priorities will include strengthening portfolio stability, supporting leasing and landlord activities, meeting joint-venture reporting requirements, and identifying practical opportunities to improve performance.

A central part of your mandate will be to build trusted tenant relationships through responsive communication, regular updates, and professional issue resolution. You will conduct property inspections, oversee preventive maintenance, and ensure that buildings remain safe, reliable, and well presented.

You will prepare annual operating and capital budgets, review monthly results, accruals, forecasts, and variances, and support accurate CAM and operating-cost recoveries. You will also tender major work, administer service contracts, monitor vendor performance, and coordinate tenant improvements, landlord work, and capital repairs.

Working closely with Asset Management, Leasing, Accounting, and operational teams, you will support capital approvals, lease activity, reporting, and broader portfolio priorities. You will also advance sustainable operating practices, strengthen digital workflows, and identify practical improvements to service control and efficiency.
What Sets You Apart
You bring three to five years of progressively responsible commercial property management experience, with direct industrial portfolio experience strongly preferred. Your background includes strong accounting knowledge and hands-on responsibility for budgets, operating statements, recoveries, accruals, forecasts, variance analysis, and cost control.

You understand commercial leases, tenant improvements, industrial building systems, preventive maintenance, contractor coordination and capital planning. Just as importantly, you communicate with patience, integrity and confidence, and can build productive relationships with tenants, vendors and internal stakeholders through both routine and urgent matters.

Strong organization, attention to detail and follow-through enable you to manage competing priorities across a geographically dispersed portfolio. Post-secondary education in business, real estate, property management or facilities management is preferred. An RPA, FMA, CPM, ARM or related designation and experience with Yardi are assets. A valid driver’s licence and access to a vehicle are required for regular property visits.

Compensation
Expected total annual compensation of CDN$120,000 to $144,000, including a base salary of CDN$100,000 to $120,000 and a performance-based bonus of up to 20%, subject to individual and/or company performance.
