The Opportunity:

The Property Manager is responsible for the end-to-end management of an assigned portfolio. This role balances operational excellence, financial discipline, tenant experience, and people leadership.

What You Will Do

Portfolio & Operations Management

  • Oversee day-to-day operations of assigned properties
  • Ensure efficient building operations, maintenance, and repairs in compliance with life safety standards and government regulations
  • Conduct regular property inspections to maintain high standards of appearance and performance
  • Tender, select, and manage service contracts in line with authorization and commitment control policies

Financial & Asset Management

  • Partner with the General Manager and client to prepare annual budgets and reforecasts
  • Manage revenues and expenses within approved budgets
  • Analyze monthly financial statements and prepare management reports
  • Ensure accurate tenant billings, recoveries, and year-end adjustments in accordance with lease terms
  • Oversee accounts receivable to maintain acceptable collection levels

Leasing & Tenant Relations

  • Work collaboratively with Leasing Representatives to support leasing targets
  • Maintain strong tenant relationships through direct engagement and proactive service
  • Develop and execute tenant retention strategies
  • Lead bi-annual tenant surveys, including follow-up and issue resolution

Capital Projects & Lease Administration

  • Oversee tendering and execution of capital and leasehold improvement projects
  • Administer leases to ensure compliance with all contractual requirements

People Leadership

  • Lead, coach, and performance-manage on-site staff
  • Provide clear direction, mentorship, and development aligned to organizational objectives

Sustainability & Community Engagement

  • Champion BGO’s environmental and social responsibility commitments
  • Set and track targets for energy efficiency, emissions, water usage, and waste reduction
  • Review utility consumption trends with operations teams
  • Stay current on industry best practices through events and professional participation
  • Initiate and participate in community, charitable, and volunteer initiatives involving tenants and staff

Who You Are

Experience & Education

  • Minimum 5 years’ experience managing commercial and/or industrial portfolios
  • Post-secondary education in business or real estate preferred
  • BC Real Estate Property Management License
  • RPA or CPM designation considered an asset
  • Strong financial acumen required
  • Valid driver’s license

Leadership & Relationship Skills

  • Clear, professional communicator (written and verbal)
  • Proven ability to build effective relationships with clients, tenants, contractors, and senior leaders
  • Confident people leader who can motivate, coach, and manage performance
  • Self-directed, adaptable, and client-focused

Execution & Judgment

  • Highly organized with the ability to manage competing priorities and tight deadlines
  • Detail-oriented with strong follow-through
  • Sound decision-maker who uses data, judgment, and a strategic lens
  • Comfortable navigating change and driving continuous improvement

Technical Skills

  • Advanced proficiency in Microsoft Office (Word, Excel, Outlook)
  • Working knowledge of Yardi considered an asset

The Expected Base Pay Range: $100,000.00 - $120,000.00. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications.
